River Forest Township Assessor Services can answer many questions about real estate and property tax bills. Property values are determined by the Cook County Assessor’s Office.

  • First Installment Property Tax Bills are Now Available Online

    2025 First Installment Bills New Due Date Is Wednesday, April 1st, 2026.

    The first installment tax bill is 55% of the previous year's (2024) total tax bill.

    It DOES NOT include any exemptions on your property. Exemptions are listed and deducted on the second installment property tax bill.

    To find out total property taxes paid in 2025, or pay your first installment of 2026, you can go to the Cook Treasurer’s Website.

  • Property Tax Exemption Applications Now Available Online

    First Time Exemption Applications
    Taxpayers applying for the Homeowner, Senior Citizen, Senior Freeze, Veterans or Disabled Homeowner Exemptions for the first time can find these applications on the Cook County Assessor's website. You can easily file online.

    Senior Exemption
    If you lived in your home as of January 1, 2025, you may qualify for the homeowner’s exemption. If you turned 66 anytime this year you now may qualify for Senior Exemption.

    Senior Freeze & Disabled Veteran Renewal Applications
    Senior Freeze and Disabled Veteran renewal notices will be mailed mid-March. Renewals can easily be applied for online. If you are filing for a Senior Freeze, you will be using your 2024 Federal Tax Return.

    Please remember…All exemptions are only applied to the second installment property tax bill.

  • River Forest Township is NOT OPEN FOR APPEALS

    WE ARE CURRENTLY NOT OPEN for appeals with The Cook County Assessor.

    You may request a 2026 Cook County Assessor Triennial Reassessment Appeal Packet from the River Forest Township Assessor below.

    We will only be able to assist you when we receive the new 2026 Triennial Re-assessment Values from The Cook County Assessor.

Tax Year Exemption Applications


Property Tax Cycle

The new year introduces the start of a new property tax cycle. We will continue to have appeal sessions with the Cook County Assessor and the Board of Review. Exemption applications will be processed, tax levies will be determined by taxing bodies and 2024 property tax bills calculated, sent and due all before the end of 2025.


Property Tax Exemptions

To verify which exemptions were received last year, homeowners can visit the Cook County Property Tax Portal at cookcountypropertyinfo.com, enter their PIN and look under the exemption tab.

For first-time applicants, the tax year exemption filing period will begin in the first quarter of the year. Homeowner are encouraged to file online. To learn more about property tax exemptions and eligibility, visit cookcountyassessor.com/exemptions.



Early Payment for 2025 First Installment Tax Bill
