  • First Installment Property Tax Bills are Delayed

    2025 First Installment Bills New Due Date Is Wednesday, April 1st, 2026.

    Your First Installment Tax Bill is an estimated tax bill. You can calculate your first installment property tax bill. It is 55% of the previous year’s total tax bill.

    To find out total property taxes paid in 2025 you can go to the Cook Treasurer’s Website.

  • The Senior Citizen Real Estate Tax Deferral Program

    NOTE: Last day to file for Tax Year 2025 is March 1, 2026Per state law, there are no time extensions.

    The Senior Citizen Real Estate Tax Deferral program is a tax-relief program that works like a loan. It allows qualified seniors to defer a maximum of $7,500 per tax year (this includes 1st and 2nd installments) on their primary home. The loan from the State of Illinois is paid when the property is sold, or upon the death of the participant.

Tax Year Exemption Applications


Property Tax Cycle

The new year introduces the start of a new property tax cycle. We will continue to have appeal sessions with the Cook County Assessor and the Board of Review. Exemption applications will be processed, tax levies will be determined by taxing bodies and 2024 property tax bills calculated, sent and due all before the end of 2025.


Property Tax Exemptions

To verify which exemptions were received last year, homeowners can visit the Cook County Property Tax Portal at cookcountypropertyinfo.com, enter their PIN and look under the exemption tab.

For first-time applicants, the tax year exemption filing period will begin in the first quarter of the year. Homeowner are encouraged to file online. To learn more about property tax exemptions and eligibility, visit cookcountyassessor.com/exemptions.



Early Payment for 2025 First Installment Tax Bill

The Cook County Treasurer may make it available to pay one’s 2025’s first installment tax bill in December. If you choose to make your payment early, follow this link
