Cook County Board of Review Appeals is Open for Appeals Until Tuesday August 5, 2025
If the assessed value of your property was significantly reduced from a prior appeal, there may be no further need for additional appeals.
Property owners who have a computer and internet access are able to file an online appeal from the comfort of their homes. We are happy to provide online instructions for this process, as well as assistance with supporting documentation. If you do not have a computer, please contact us by phone.

If you purchased your home after January 1, 2022, and your current assessed value is greater than 10% of your purchase price, you can appeal using your purchase price. Click the REQUEST LINK above.
Property owners must file their appeals with the Cook County Board of Review by 11:59 pm by Tuesday, August 5th, 2025.
Cook County Assessor Appeals
2025 is the third year of the triennial appeal cycle. If your property is assessed close to market value or you had a successful reduction of assessment with The Cook County Board of Review past two years, you may not need to appeal.
The Cook County Board of Review appeal period for River Forest is currently closed.
2025 Assessed Valuation Adjustments
Adjustments in assessed values made as a result of a successful 2025 appeals will be reflected in the second installment 2026 property tax bill.
2025 Assessed Valuation
2025 is the 3rd and last year of the 2023 triennial reassessment for River Forest Township. Taxpayers may file assessed valuation appeals every year and will have the opportunity to do so this year. If you have already had a successful appeal, you may not need to appeal this year.
Appealing Your
Assessed Value
The Cook County Assessor's office and the Cook County Board of Review are open for a 30 day appeal period every year. Residents may appeal with both entities.
Most common grounds for an assessment appeal. There are three main types of appeals:
1. Lack of uniformity. Similar properties should be assessed similarly. To substantiate an appeal based on lack of uniformity, it is necessary to find properties comparable to yours that have lower assessed valuations. The Township Assessor's office can help you find comparable properties quickly and easily.
2. Errors in property characteristics. Every house has a set of characteristics which help determine its assessed value. Some characteristics errors can be used for an appeal. The type of characteristics errors most likely to result in an assessment reduction is one that overstates the square footage of your house. Only the Cook County Assessor can change property characteristics. Changes can only be made during our appeal period with the Cook County Assessor.
3. Recent purchase or appraisal. If the value set by the Cook County Assessor is higher than a recent purchase price or a recent appraisal for your property, you may use that as grounds for an appeal.
A successful appeal will typically remain in effect until the next reassessment.
